High-rise Roh-Bau includes the following:
1. Preparation of complete project documentation – Conceptual design for obtaining Special Conditions and Main Project for obtaining a Building Permit (architectural design, structural design, water supply and drainage design, electrical installation design and mechanical design).
2. Production and installation of all structural elements (external and partition walls, ceiling panels, roof beams).
3. Waterproofing protection of the vertical joint of the foundation and external walls for additional protection against capillary moisture and reinforced waterproofing, with the aim of passive protection against radon gas.
4. Construction of a suspended ceiling on a wooden substructure with thermal insulation with mineral wool d=30 cm, a vapor barrier and cladding made of fireproof plasterboard.
5. Production of a thermal facade made of hard stone wool d=15 cm, with a final layer of decorative silicon silicate thin-layer plaster with a granulation of 1.5 mm, in the color of the investor’s choice. Scaffolding is included in the price.
6. Roof covering with glazed coated tiles, in one of 5 standard colors, with planking, double battens, and installation of roofing foil, for flat roofs, covering with geotextile 300g/m2, roofing foil granulation 15 g/m2, drains, trough, installation of EPS 100kPa thermal insulation with a 1% slope towards the drains, and installation of vertical waterproofing finish along the side walls. The price includes scaffolding.
7. Eaves treatment through a decorative facade layer or paneling painted with a protective coating.
8. Procurement and installation of external PVC joinery, white on both sides with half-olives also in white (optional color), without roller shutters, mosquito nets and shutters (optional). The joinery is 6-chamber, tilt-turn, glazed with triple-layer glass 4+18+4F+20+4 mm Low-E + argon Ug=0.50 W/m2K, Rw= 32 dB, which contains a microscopically thin special reflective layer that reflects light, blocks up to 78% of UV radiation, and the solar factor is 43% better than classic low-e + argon glass. Uw= 0.80 W/m2K according to ISO 10077-1 standard.
9. Procurement and installation of external aluminum window sills in white and internal stone window sills, with installation of waterproofing under the sills with bitumen strips.
10. Procurement and installation of a single-channel Schiedel Uni Plus chimney, φ=20 cm.
11. Execution of complete sheet metal works – procurement of materials, production and installation of horizontal and vertical gutters, cladding of chimneys and roof openings and bays made of galvanized painted sheet metal, and installation of snow guards.
12. Procurement and installation of garage doors, sectional, automatic, thermally insulated.
13. Procurement and installation of folding attic ladders for single-story homes.
14. Procurement and installation of wooden varnished staircases for houses with attics and multi-storey buildings.
15.Rough distribution of electrical installations with installation of self-extinguishing PVC pipes (bottles) and junction boxes in the walls.
16. Complete floor and wall distribution of water supply and sewerage with PVC pipes inside the building (without circulation).
17. Transport of all structural elements from the production plant to the construction site (within Zagreb County).
18. Measuring and certifying the air permeability of the building envelope with the preparation of an air permeability test report and the preparation of an Energy Certificate.
19. Option: Fine distribution of electrical installations with switches and sockets in white, and a household connection cabinet.
